BUYER’S INFO
BUYER’S AGREEMENT First things first, we’ll need to sign a Buyers Representation Agreement . This document outlines how much you’re willing to pay me (what my services are worth) and how long we’ll be working together. FINANCES Don’t forget to bring proof of funds, whether you’re buying vacant land or a brand-new home. If you are planning on getting a loan, it’s a good idea to get pre-approved by a lender and bring the pre-qualification letter with you.
RESEARCH If you’re buying a site-unseen property, I recommend spending some time researching the area before making an offer.

THE CONTRACT When we write up the contract, we’ll be determining how much you’re willing to pay for the property, whether or not you’re asking the seller to pay for staking or survey, and what date you’d like to close on the property. And much more. (Everything in the contract is negotiable) Remember to read your contract carefully!
ESCROW Once the contract is signed, we’ll open escrow. Make sure to check your emails daily . Please respond quickly to any messages from escrow and I. I’ll send you an estimate settlement sheet. It’s just an estimate, though. Escrow will send you an accurate settlement sheet a few days before closing. They’ll ask for a wire with the remaining balance due and closing costs.

CLOSING
Closing usually takes place first thing in the morning.

SELLER’S INFO
LISTING AGREEMENT I’ll send you the current market analysis so we can figure out what you’d like to list your property for. Next, we’ll sign the Listing Agreement , where we set the listing price, date, and expiration, and a disclosure statement . LISTING YOUR HOME Land and Homes Hawaii takes great pride in our photographs of your property. We take custom photos and edit each and every one of them individually. We also utilize 360º video tours.
A sign goes up and within 12 hours, your property is on every real estate platform on the internet: Redfin, Realtor.com, Zillow, Trulia, Homes.com and many others including of course HIMLS and AlohaLiving.com.

ESCROW Escrow involves a third-party (the escrow agent) holding funds or assets until all conditions of a contract or agreement are fulfilled. The purpose of escrow is to protect the interests of both parties involved in a transaction by ensuring that funds or assets are not released until all terms and conditions have been met. There are several escrow companies here in Hawaii, including Title Guaranty, Old Republic Title, First American Title and many others. We will choose one to work with. FUNDS Please check emails DAILY . We are on a strict date schedule and we must comply with timelines. Escrow will be collecting funds from the Buyer (via wire or cashier’s check from a Hawaii bank). Sorry, escrow does not accept cash or personal checks.
I’ll be keeping you posted on any updates, but until we get an offer, I might not be reaching out to you as often. Just know that I’m getting a lot of calls and emails about your property, and I’m showing it to potential buyers and letting other agents take a look, too.
They’ll also be collecting the signed purchase documents.

DOCUMENTS If the seller owns the property in a trust, they’ll need to provide copies of that trust. Have the seller’s names changed? Divorce, remarriage, or other changes? Escrow will request documents for proof of name change.
FOR PROBATE SELLERS If the property hasn’t gone through a Hawaii probate, it needs to before the property can sell. Please contact a Hawaii probate attorney for assistance.
FINAL STEPS Escrow will ask the buyers for a tenancy and they will send out title reports for review. Once all the conditions of the contract are met and all the funds from the buyer are received, the property can close and record. Congratulations on the sale of your property!
